They also require extra TLC. Following are our favorite tips to help you navigate Denver historic home ownership and maintenance:
Exterior:
Roofing:
- Look for missing, worn or broken roofing materials that may allow for water penetration
- Make any necessary repairs, or hire a contractor to evaluate your roofing system
- Inspect your roof and flashing around chimneys and skylights periodically, especially after storms
Gutters, Downspouts and Drains:
- Make certain that exterior drains are clear of debris and not holding water
- Clear gutters and downspouts of leaves and debris
- Downspouts should be directed at least 6 feet away to improve drainage
Foundation Walls:
- Periodically inspect foundation walls for cracking and water intrusion
- Cracks can lead to moisture intrusion and settling
Mortar:
- Visually inspect the mortar between exterior bricks , and those exposed on the interior
- If mortar is in need or repair, or missing, call a mortar specialist to address any needed tuck pointing
Exterior Structures:
- Periodically inspect decks, terraces, balconies and sheds for deteriorating condition
Interior:
Attic:
- Verify that you have proper ventilation and insulation
- This will help to keep homes warm in the winter and cool in the summer
- It will also help with keeping heating bills low during chilly winter storms
Windows:
- Inspect all your windows on a yearly basis
- Verify that the they are all working properly
- Tightly seal windows to let help control interior temperatures
- Verify that caulking and/or weather stripping is in good condition
- Check that wood casings are in good condition & make any necessary paint touch-ups
Systems:
- Consult with electrical, plumbing and heating/cooling specialists for an evaluation of your major systems
- Make any necessary repairs
- Arrange maintenance schedules for each system
Plumbing:
- Older homes often have less insulation which leads to pipes being vulnerable to freezing
- If possible, insulate pipes directly
- Use weather-resistant insulation to protect exterior pipes
- During cold months, turn off exterior faucets and remove hoses
- Maintain a comfortable heating temperature
- Open cabinet doors under sinks during heavy freezes to allow heat to circulate around pipes
- Hire a professional to winterize your sprinkler system and any outdoor ponds or fountains
Basement & Crawlspaces:
- Periodically inspect these areas for moisture intrusion
- If moisture is present you may need to address your exterior grading, install a french drain or install a sump pump
