With so many people moving here and home prices being out of control, locals and transplants alike are wondering, “where I can I afford to live in this magnificent city?” Coincidentally, these neighborhoods are also considered “up and coming,” which means you might want to jump on the buying train sooner rather than later. I’m excited to offer you a list of of Denver’s most affordable spots!

Harvey Park

Harvey Park has been referred to as “Denver’s best mid-mod secret.” This neighborhood emphasizes modernity in Denver’s market. Additionally, homes are selling for an average price of $376,485. This is far below Denver’s average home price, and it gives you the opportunity to try mod living! Mid-century modern homes adorn the streets, and the diverse culture and outdoor space make this one of Denver’s most up and coming areas.

Sun Valley

Do you want to explore everything central Denver has to offer? Sun Valley is the spot for you! This neighborhood is located very centrally, and offers easy access to a plethora of dining and transportation options. Sun Valley rests up against the Platte River and has been experiencing a large amount of re-development in recent years. The average list price is $340,333.

Ruby Hill

Ruby Hill has a wonderful history, and is actually located just 5 miles south of the city. There is plenty of outdoor space, parks, and is known to attract a crowd of sledders during snow storms. It is the perfect spot for bicyclists and outdoor aficionados. The average list price is $345,126.

Indian Creek

Indian Creek is a beautiful neighborhood just outside of the city. There is a very young population of people living there, and the neighborhood is full of modest homes and quiet streets. There is an exceptionally low crime rate there, and the average list price is $318,476.

Barnum

What and where is Barnum? A quiet, young, and beautiful neighborhood with fantastic views of the Denver skyline! This neighborhood is home to a plethora of modest houses and outdoor space. It’s close to the city, which means public transportation access is easy and frequently used by its residents. The average list price is $315,556.

Mar Lee

Do you want to live in a neighborhood with so much charm and elegance you can’t even stand it? I do! That’s my Mar Lee is becoming so popular. The recreational opportunities are limitless, and the community is a close-knit as they come. The average list price is $318,273.

East Colfax

Did you know almost 20 million dollars will be put into the East Colfax neighborhood over the next few years? Lowry and Stapleton have both had their shots, and now it’s time for EC to take center stage!
