A New Generation Of Homebuyers is on the Scene! Part 2

Life Style Denver by Gretchen Faber

In Friday's post, I was discussing whether Generation Y will value home ownership the way Baby Boomers have. There was much discussion at the recent Realtor's convention about this topic.  In the airport, waiting to fly home to Denver, a group of us were discussing it again.  A little while after we settled in to wait for the flight, I felt a tap on my shoulder and an, "excuse me..." Rachel Krill, a Realtor from Yuma, Arizona said, "I couldn't help but...Continue Reading!

A New Generation Of Homebuyers is on the Scene! Part 1

Life Style Denver by Gretchen Faber

I traveled to New Orleans last week to attend the largest real estate conference in the U.S. The National Association of Realtors annual convention had 20,000 in attendance this year. This is always an interesting event.  I meet brokers from around the globe and throughout the U.S.  Talk this year was about the latest tech tools, virtual vs. traditional brokerage, short sales and foreclosures - and whether the next generation of adults will value home ownership. There were several experts citing statistics about...Continue Reading!

Today Show Ranks Denver Real Estate as Number 1 in Recovery

This may be old news, it's been a crazy busy week! Last week, the Today Show asked Barbara Corcoran to rank the top 5 recovering cities in the U.S.  Corcoran cited Denver as the number 1 recovering city.  She used employment, strength of the residential market, weather and education level of the population as factors in her research. This is good news for Denver, and we're definitely feeling like we're turning the corner in certain price ranges. It's still a stratified market, though,...Continue Reading!

You Can’t Market Your Way Out of This

Life Style Denver by Gretchen Faber

We're at a crossroads. Denver real estate agents acknowledge our job requires that we spend personal dollars on marketing our listings, that's a part of the package. We pay ourselves back after a transaction closes. There is no company behind us sponsoring the ads we run, the postcards we mail, the internet sites we buy. In a real estate market like we have today, many sellers think (hope?) that we can market ourselves to a sale, we can't.  Buyers are few...Continue Reading!

Denver Colorado Real Estate | April 2009 Market Statistics

Life Style Denver by Gretchen Faber

Yay! The market statistics are out for the month of April. This is always my favorite blog post of every month, and I wait with baited breath for the Metrolist stats to be put up on their site. These statistics are based on homes listed for sale in the Denver MLS, and do not reflect private sales, many foreclosures or much new construction. In April, our inventory remained about equal to what we had on the market in March. Combined single family...Continue Reading!

A Tale of Two Markets – Denver Real Estate’s Opposite Ends of the Spectrum

Life Style Denver by Gretchen Faber

I was a busy Realtor today. Showing houses in the morning, an open house in the afternoon. Typical Sunday. Morning Glory It was an interesting dichotomy.  My morning clients are an adorable couple with their baby looking for their first home together.  They can spend around $160,000 for a single family house. That's a tough price range in Denver Metro Real Estate.  The houses that fit their criteria are either trashed foreclosures or they already have multiple offers. The best house...Continue Reading!

What’s Hot in Denver Real Estate?

Life Style Denver by Gretchen Faber

I was interviewed a few days ago by Lane Lyon of Channel 7NEWS. Below is an excerpt of the report that aired as the lead story. Denver Real Estate trends are reported here every month and the March analysis was just posted last week. Channel 7 - Real estate agents aren't shy about discussing a red hot market being felt in the lower- and some medium-priced segments of the housing market. "In fact, one of the agents in my office told a story...Continue Reading!

Denver as a Leading Indicator – Real Estate Rebound

Life Style Denver by Gretchen Faber

Forbes Magazine mentions Denver in this week's article about the most stable cities in the U.S. Search for Denver Real Estate and use the cool mapping tool to locate exactly where you want to be. We've been busy with open houses, buyer inquiries from the internet, and people generally excited about the low interest rates.  Rates are unlikely to fall any further, and prices are also unlikely to decline a whole lot more. Be aware that most people look backward and decide they...Continue Reading!

Reduce the Price of Your House When Rates are Falling?

Life Style Denver by Gretchen Faber

We're in a recession. The worst since the 1930's. Have you heard that yet?  So have I, but guess what - we're still selling homes in Denver! I've said it before, Denver is weathering the storm better than many other areas.  It's not only me and other exuberant Realtors pushing an agenda - read it in the NY Times and see it on NBC - Denver's stability is news. Still, our higher priced homes are taking longer to sell and have fewer showings...Continue Reading!

Top 5 Tips for Short-Sale Buyers (In Any Price Range)

Life Style Denver by Gretchen Faber

You may be interested in making an offer on a property that is listed in the MLS as a "short sale".  My highly educated, former physician father recently asked me exactly what that term meant and how it differs from a "foreclosure."  His question offered me a glimpse that our Realtor-lingo isn't always understood by the general public. In Denver, we've seen many more homes come on the market lately as short sales. Here's a list that could help you if...Continue Reading!
